QUESTION: I’m ready to list my home. What questions are buyers going to ask?
ANSWER:
Buyers will have numerous questions but here are a few you need to be prepared to answer:
1. Why are you moving? Is something wrong with the house?
2. What do your utilities run monthly?
3. Are you aware of any problems?
4. How old are your appliances, hvac, etc.?
5. How much are your taxes?
6. How old is your home?
7. Are there any boundary disputes with neighbors?
8. Are all appliances staying?
9. Do you have any drainage issue when it rains?
10. Have you had to make any major repairs in past few years? If so, what are they? Many of these questions will be answered on the Sellers Disclosure that you will provide when you list your home but not all of them are addressed on that document so be prepared to answer additional questions. When your home goes under contract during the inspection time an inspection report may also find things that you were not aware of and you will need to be prepared to address these concerns if they are a concern to the buyer. Your real estate agent will ask you most of these questions when they list your home so they are prepared to market your property effectively.
