Silo Studios offer something different in Cass County

A brand-new type of property is opening in Cass County. The Silo Studios in Queen City, the former OYO hotel, has been completely remodeled to become a single-family rental property. However, these units are different. Each unit’s price includes all of the utilities and has strenuous background checks to make sure the facility is a safe, affordable community.

The concept of creating these kinds of communities all began when three friends went fishing and began to dream out loud… According to their website, “The story of Countdown Properties begins like a great joke: Three outdoorsmen from Arkansas are trout fishing on the White River – a banker, the owner of a beverage distributorship, and the owner of a metal company. But as they arrived at the mouth of the Buffalo River, there was no punchline. In fact, something considerably more meaningful was delivered.

“At that juncture, a Rapala Countdown fishing lure sparked a discussion about career changes, which the guys agreed always have a timer attached. The question emerged: As the clock is counting down toward what might be the next big move, what in your heart would you really like to do? What type of job would bring personal fulfillment while impacting others in a positive way?

“With his line in tow waiting on a bite, the banker said he knows exactly what he would do. In an economic environment that is becoming increasingly more difficult to rent and own real estate, he envisioned providing housing for a fixed monthly cost, one that would never change, even with the fluctuating costs of utilities. The other two outdoorsmen didn’t laugh. In fact, they both followed up with just one question: how do we do that? And the Countdown was on.

“At Countdown Properties, we like to say that we’re just three guys who love to fish. But we love our families, our friends, and our communities even more. This is why we’re excited to bring our unique, affordable, luxury housing concept to fruition.

“In the world of fishing, every Rapala Countdown lure is handmade and hand-tuned to work perfectly out of the box. At Countdown Properties, we find this analogous to our housing mission and look forward to delivering the same promise to our tenants.”

Each unit is built with quality in mind, the luxury eco-flats & apartments, are 1BRs, large + regular studios. Each is budget friendly with the rent covering all utilities. There is a minimum one-year annual lease that can occupy two adults per unit or a family of three max. One pet allowed less than 40 lbs.

On the inside, each unit is included with granite countertops, new kitchen appliances, LVP flooring, top-quality wall finishes, new electrical & plumbing, high-efficiency HVAC wall units, and high-speed Internet.

On the outside, with the Silo name in mind, the property has a farmhouse-style exterior, durable, steel roofing, beautifully maintained landscaping, newly paved entry and lot, ample outdoor parking, 16+ security cameras on each property, and a dog park.

When Brandon Scallion, the managing partner, was asked why they decided on Queen City and how the opportunity came about, he replied. “We built a model that shows us which communities have a need for what we do. It takes into account various data points that help to point us in the right direction. The data showed a definite need for affordable housing in Queen City.” With that in mind… “The Queen City/ Atlanta community is within our operating area. So when a property came up for sale here, we decided to green-light the project.”

“As I previously mentioned, data does play a large role in why we like a location. However, months of due diligence goes into our final decision and during that period I had the opportunity to speak with numerous city officials and other area leaders. The people I met sealed the deal. While onsite for the last six months, I have made numerous friends. The people of Cass County remind me of where I grew up in Woodlawn, AR very genuine/ good hearted people.

“Tenants can expect a very nice, affordable, and budget-friendly housing option. We also strive to provide the safest housing option in town. Strenuous background checks are completed for everyone living on the property, not just the person signing the lease. In addition, 16 security cameras are located around the property to ensure safety.

“Countdown Properties also realizes that pets are family! We are and always will be a pet-friendly company.”

When asked when people can begin to sign and move into the units, Scallion gave an emphatic now. “We are currently taking applications and numerous new tenants have already moved in.”

Scallion says the one thing he would like the community to know is that they care. “Not only about our mission but about each and every tenant that has entrusted us to provide them with a safe and nice place to live. We do have an on-site manager, John Craft, that is an excellent resource for our tenants. But each tenant will also have access to my personal cell phone. There’s no problem too big or too small. Any problem a tenant has is my problem and we will work together as fast as possible to remedy any issue that may arise.”

The property is at 301 US 59 in Queen City, TX 75572.
