QUESTION:
Do I need a Home Inspection to List my Home?
ANSWER:
No, It is the buyer’s responsibility to get a home inspection. Most home inspectors charge between 375-550 so that is money you can keep in your pocket. However, there are some great benefits to getting a pre-list inspection! Those benefits include: Taking care of major issues that will not only help add value to your home it will also help in not scaring off the buyer. It is also great to take care of items that would prevent it from going VA, FHA, USDA, etc.. Those items often include rotted wood, old roof, broken windows, pan underneath water heater and 18 inches off the ground. You can also offer your inspection report to the buyer and if they choose to use your report it will save the buyer money, time and possibly a shorter timeframe for the inspection contingency.
